Frequently Asked Questions

How do I book?

It’s easy. There are three ways to do this:

  1. Register on this site and follow the application procedure explained on our apply/book page.
  2. Telephone our office for an application form to be posted to you.
  3. If you’re passing - just pop in.

What does the weekly rent and service charge cover?

Everything! The weekly price covers the cost of renting of your room and using the shared facilities of the property. It also includes the 12 Mb Fibre Optic internet package, contents insurance, apartment TV Licence and all your bills, so no surprises!

Do I need to pay a booking fee or deposit?

Yes, in order to secure a room at The Pinnacles, you will need to pay a £200 reservation fee when you return your Licence Agreement. This becomes a £50 non refundable booking fee and £150 deposit once you have moved in. This is completely seperate from your annual rent.

Do I need to buy a TV Licence?

Normal TV Licensing Authority regulations apply to any TV you bring yourself. All TV’s provided by DIGS include a licence. For more information on TV licensing visit: www.tvlicensing.co.uk. Please note that the landlord is not held responsible for ensuring you have a TV licence.

Do I need to pay Council Tax?

If you are a full time student then you will not need to pay council tax.

Can I move in early?

Yes you can, by prior arrangement with the Accommodation Office. Pease call 0114 275 4659 if you wish to arrange an earlier move in date.

Can I live with my friends?

Yes we would be happy to make you a group booking. There is a facility on your application form to add the names of persons you wish to live in the same flat and/or room with. Your friends also need to have the same names on their application. We recommend that you and your friends return your booking forms at the same time to ensure you are allocated together.

Can I change rooms?

If you move in and do not like the room or you have friends in another flat that you wish to live with, then we will, wherever possible, try and move you. This is subject to space being available. A £100 administration charge is applicable.

Can I have car parking?

There is very limited parking available at The Pinnacles. Please call the office on 0114 275 4659 if you wish to bring a car.

How do I report a problem?

We have on site maintenance on hand in every property to ensure The Pinnacles runs smoothly. To report an issue you will need to contact Reception or Site Security on 0114 275 4659. You can also log a maintenance request online by clicking here.

Can I change my mind?

Before signing the Assured Shorthold Tenancy Agreement you can cancel your booking. Once you have completed and returned your Tenancy Areement you will be liable for the full term of the contract. Please refer to our Cancellation Policy.

How can I make a complaint?

If you would like to contact a member of team regarding a problem you have encountered, please use our contact form or send an email to customer.services@southstreetam.co.uk. Your query will be dealt with as soon as possible, and you can expect a response within 10 working days. Some queries may take longer to investigate but we will be in touch to advise you of this.

It is important to clarify the difference between a maintenance fault and a complaint. If you are experiencing a problem with something in your room or communal area, please contact your Accommodation Office/site reception. Please use the complaints form for any problems you have experienced with a member of staff or the service provided.

Before a complaint is made, have you made the office staff aware of your complaint/issue? If not you may find it useful to discuss your concerns with the team on site.

You can also use the contact form to let us know if a member of staff has been particularly helpful.

Is contents insurance included in my rent?

Yes, we provide contents insurance with your room and you can find the insurance policy document here. We provide contents insurance up to £4000 but you can upgrade your insurance package if you have items that need specialist polices or are worth more than £4000. You will also need to register your address with Endsleigh once you have checked-in. When you register you can also upgrade your policy if you would like to. It's important to confirm your address so that Endsleigh can send your insurance certificate to you. You can register your address online here.

If you are a first year student booking through Sheffield Hallam University, your contents insurance is provided by the University.
